1- Finding A good Agent

This is the first step towards buying your dream home. If possible interview at least three to four agents from different companies before you make your final decision. You need an agent who is a strong negotiator and knows the real estate market inside out. In addition to these qualities your Agent should be looking after your best interest and diligently working towards finding your dream home. At EZ Realty our goal is to find you a home where you will enjoy living for years and years.

2- Right Financing

At EZ Realty we connect you with three of the finest lenders depending upon your financial condition. We can connect you to lenders that provide FHA, Conventional, Cal Vet and VA financing. Once the initial application and screening process is done our agents will sit down with you to help you understand the “Good Faith Estimate” that is provided by the lenders. It is important our buyers know all cost pertaining to financing and understand as to what portion of their income they will need to set aside each month for their mortgage payment. As Mortgage payment includes principal, interest, fire hazard insurance, property taxes, any mello-roos or special taxes. The lender will ask you to fill out a loan application and provide supporting documents. Usually it takes 48 hours to get approved. Refrain from making any big purchases while you are i n the process of getting approved for a house.

3- Your Dream Home

Now that you have selected your agent and received your pre-qualification letter from your lender it is time to look at some homes. The best way to search is from this page under Home Search it will allow you to see all available homes on the market. This comprehensive feature allows you to see the price, pictures, square footage , location and much much more. Once you have selected a home call your agent and ask them to schedule a tour for your dream home. As you see homes physically you will adjust your wish list accordingly and realistically.

4- Offer / Acceptance

Once you have selected a home your Agent will prepare a Comparative Market Analysis (CMA) report for you. This report will allow you to see what has been sold in the past three to six months and what is listed on the market in the surrounding area. Based upon the CMA and the current market value, your agent will then help you finalize a price point and put in your offer to purchase. Your agent will prepare the offer and submit it to the listing Realtor. You should get a response within 3 days or less. Once the offer has been accepted escrow opens.

5- Property Inspection and Appraisal

Your agent will assist you to get a certified home inspection. Home inspections runs from $250 to $450 depending upon the size of the house. This check is paid by the buyer on the day of inspection to the inspector. It is a good idea that you and your agent be present during the last hour of inspection to review the findings with the inspector. Once you receive the report you can then ask the seller to fix the deficiencies prior to close of Escrow. It is industry standard there are times when the seller does not agree to fix and there are times when they credit the money through escrow. Your agent will help you calculate a rough cost. Since EZ realty has a vendor division, we have list of certified vendors that can provide accurate proposals.

6- Escrow

The escrow company is a neutral third party that assigns an escrow officer whose duties are to make sure all conditions are met. Escrow offices are also regulated by Bureau of Real Estate just like any real estate office. Before escrow closes, the buyer’s grant deed, any final escrow instructions or contingency releases, the settlement sheet of disbursements, title reports, the deed of trust lender forms, inspection reports, tax statements and any other paperwork must be signed. Escrow closes and the deal is complete when the escrow office records a new deed in the buyer’s name, the seller gets paid for the home and all other monies are disbursed.

At EZ Realty all marketing and listing is done for free. We receive our commission at the close of escrow. Commission rates are variable based upon the area.
